Every year, lenders introduce new ways for buyers to save money or qualify buyers that may typically not be eligible. We want to help YOU get in your next home, give us a call and we’ll explore all the possibilities together.

1. EVANS AFFORDABLE PROGRAM

  • Low down payment – little as 3% and no PMI
  • Evans Bank will pay up to $3000 of your closing costs
  • Up to 25% of the loan amount can be used for renovations/repairs

2. EVANS HOME BUYER DREAM PROGRAM

  • Up to $20,000 grant for first-time homebuyers (income limits may apply)
  • Offered 1/8/24 to 8/30/24 – or until funds are used
  • Homebuyer Education and a fully executed contract required
  • Can be combined with other offers
  • Eligibility requirements apply

3. COMMUNITY BANK BUFFALO PROGRAM

  • Offer is available to those who currently live in select zip codes or who will be purchasing in select zip codes
  • up to 100% financing, no down payment required
  • No closing costs, with the exception of certain items
  • no PMI
  • Primary residences only- 1 or 2 family homes
  • Purchase price cannot exceed $328,500

4. Premium Mortgage Neighborhood Vitality Credit

  • Specialized financing fund to incentivize home purchases in historically disadvantaged communities
  • If a borrower is purchasing in one of the targeted locations, Premium Mortgage will provide a $2,000 credit
  • Home buyer and Credit Counseling services available.

5. KEY BANK NEIGHBORS FIRST CREDIT

  • $5,000* homebuyers can use for closing costs and to prepay other costs such as the mortgage, flood and hazard insurance and real estate taxes.
  • Buy an owner occupied home with a residential mortgage through KeyBank.
  • Home must be in an eligible census tract

6. KEY BANK WELCOME HOME PROGRAM

  • Up to a $25,000 grant for closing costs and down payment assistance
  • Designed to assist low- to moderate-income buyers achieve homeownership
  • Buyers must contribute at least $500 of their own funds toward their down payment or closing costs for the purchase transaction
  • Property must be used as primary residence
  • The buyer does not have to be a first-time home buyer to be eligible for the grant*
  • The grant can be used in conjunction with Conventional, Federal Housing Administration (FHA), and Veterans Affairs (VA) home loans

7. SONYMA DPAL PLUS

  • $5 million in down payment and closing cost assistance funds are available on first come, first served basis.
  • Borrowers must be a first-time buyer. (eligible military veteran or purchasing a home in a Target Area may quality).
  • SONYMA DPAL Plus Is a 0% Interest rate, 2nd llen, forgiven when the borrower occuples the subject property for 10 years.Property must be used as primary residence
  • Borrowers with less than a 20% down payment will require Private Mortgage Insurance (PMO).
  • Sales price and appraised value cannot exceed SONYMA area limits
  • Purchase price cannot exceed $500,000
